Since HousingBtc is a P2P platform, the cancellation of a reservation, insurance management for properties, and refunds are not handled by HousingBtc, everything depends directly between the guest and the owner.

How to cancel a reservation at HousingBtc?

Since HousingBtc is a P2P platform, the cancellation of a reservation depends directly on the agreement between the host and the owner. There is no centralized cancellation policy, but each host sets its own conditions.

Cancellation process

🔹 1. Contact the owner or host.

  • If you need to cancel a reservation, you must communicate directly with the other party through the platform's chat.
  • It is advisable to do so as soon as possible to avoid inconveniences.

🔹 2. Review cancellation conditions.

  • Each owner may have its own rules regarding cancellations and refunds.
  • It is important to agree on these terms before making the payment.

3. Agreement on reimbursement (if applicable)

  • If you have already made a payment and need to cancel, it will depend on the agreement with the host whether you receive a full, partial or no refund.
  • In case you have used cryptocurrencies, the refund can be processed in the same payment method agreed upon.

  • If the payment was made through an escrow system, the money is only released when both parties confirm the reservation.
  • If there is a disagreement, a refund of the payment can be requested through escrow, as agreed.

5. Manual cancellation of the reservation

  • Once the cancellation has been agreed upon, the owner can mark the reservation as cancelled on their dashboard.
  • This will free up dates for other guests to book.

What happens if there is a problem with the cancellation?

As HousingBtc does not hold payments or act as an intermediary, any disputes must be resolved directly between guest and owner. Recommended:

How does housing insurance work in HousingBtc?

Since HousingBtc is a P2P platform, the management of insurance for properties is the responsibility of the owner. Unlike other platforms such as Airbnb, HousingBtc does not offer in-house insurance or act as an intermediary in claims.

Homeowners insurance options

1. Homeowner's insurance with vacation rental coverage

  • It is recommended to have a homeowner's insurance policy that includes coverage for tourist rentals.
  • Some policies cover property damage, civil liability and unforeseen cancellations.

🔹 2. Liability insurance for hosts

  • Protects the owner in case a guest suffers an accident on the property.
  • In some countries, this insurance is mandatory for tourist rentals.

🔹 3. Deposits or bonds

  • Owners may require a security deposit prior to check-in.
  • This can be paid in cryptocurrencies or traditional money, as agreed between the parties.

🔹 4. Optional use of escrow for deposits

  • If a cryptocurrency escrow system is used, the deposit is held until both parties confirm that there is no damage.
  • In case of damage, the owner may request the retention of part or all of the deposit.

And the guests?

Guests can take out travel or rental insurance with outside insurers covering:
Last minute cancellations
Accidental damage to property
Theft or loss of belongings.

HousingBtc does not offer its own insurance nor does it act as an intermediary in disputes. Each owner must manage their own insurance and protection conditions, while guests can opt for private insurance or host agreements.

You can check the cancellation details in the announcement, in the terms section, and during the booking process, before paying.

Remember that each owner will have their own cancellation policy, and will have nothing to do with HousingBtc.

Find the cancellation policy applicable to a confirmed reservation

  1. Click on Reservations, select the reservation you want to consult and click on "Details".
  2. In the reservation details section you will be able to read all the policies applicable to that reservation.

If you cannot find it, you should contact the owner of the property, or contact us at [email protected], indicating the reservation number.

Problems during a stay

If upon arrival at your accommodation you detect a problem that the host cannot solve quickly, please contact us.

How do I cancel a reservation?

If your plans have changed and now you have to cancel the reservation. No problem, as long as it is within the owner's cancellation policy.

Follow the steps below to cancel your reservation:

  1. Click on Reservations, select the reservation you want to consult and click on "Details".
  2. Click on the "Cancel" button
  3. Write the reason for your cancellation
  4. If it is within the corresponding deadline, the reservation will be cancelled, and the owner will have up to 48 hours to reimburse the amount.

How do refunds work at HousingBtc?

In HousingBtc, refunds are not managed by the platform, since the system is P2P and payments are made directly between the guest and the owner. This means that refunds depend exclusively on the agreement between both parties.

Cases in which a refund may be requested

Early cancellation by the guest 🔹 1.

  • The refund will depend on the owner's cancellation policy.
  • Before booking, it is important to ask the host if they offer full, partial or no refunds in case of cancellation.

Cancellation by the owner 🔹 2.

  • If the owner cancels a reservation after payment has been received, the owner must refund the money directly to the guest.
  • It is recommended that payment be made by the same method used for the reservation.

🔹 3. Problems with the property (does not match the description).

  • If upon arrival, the property is not as described in the advertisement or is not available, the guest must immediately contact the owner to request a refund.
  • If the owner does not respond or refuses, the guest must resort to evidence (photos, messages, etc.) to negotiate a solution.

🔹 4. Use of escrow in crypto payments (optional).

  • If the payment was made through an escrow system, the money is only released when both parties confirm the reservation.
  • If there is a problem, the guest may request a refund through escrow, subject to the agreed conditions.
